How the plan reads
Thirty percent before handover, seventy on the keys
The expression of interest is AED 50,000. It is refundable, and it holds a place in the queue for unit selection. It is not the sale agreement, and it does not lock a unit price.
The plan already described in market is 30/70. On booking you pay a 10% down payment, and beside it the 4% DLD registration fee. The 4% is the land department fee. It is not a construction instalment, and it is not folded into the 30%.
After booking, the construction portion is short and dated: 10% within 60 days, 5% after 10 months, and 5% after 18 months. That is the 30% before handover. The remaining 70% is due when the tower is handed over. Anticipated handover is Q2 2030. Final terms are confirmed by Danube at booking.
Construction is scheduled to start on 1 January 2027. The dates on this page are the registry timetable. Anticipated handover is not a promise that a particular apartment will complete on a particular day.

What is not in this plan
This tower is not on a monthly 1% schedule
Danube uses a 1% monthly structure on many other launches. That structure is not the plan for Shahrukhz Residences. The instalments on this page are the 30/70 lines above. If a later official document changes a date or a percentage, the Danube document prevails.
Tenure
Freehold, open to all nationalities
Dubai Maritime City is freehold. The residences are open to all nationalities. The DLD community name is Madinat Dubai Almelaheyah, parcel 3210250. None of that changes the payment lines. It only tells you the tenure of the home the plan is attached to.
